The Hidden Costs of Moving House

I've moved house enough times to know that the total cost never matches the estimate made before exchange — and the gap is almost always the same category of costs that get overlooked each time.

Moving house is one of the most expensive things most people do, and the full cost is almost never totalled before the decision is made. Estate agent fees are visible. Stamp duty is visible. The other significant costs — legal fees, survey, arrangement fees, removal, storage, the cost of settling into a new property — are individually familiar but rarely added up. The result is that moving regularly costs £10,000 to £30,000 more than people expect, which changes the financial comparison with renovation substantially.

Selling a property through an estate agent costs 1% to 2% of the sale price, plus VAT. On a £420,000 property at 1.5% plus VAT: £7,560. Online-only agents charge less — typically £999 to £1,999 as a flat fee — but involve more seller effort and may produce a lower sale price in some markets, partially offsetting the fee saving.

Conveyancing for the sale and the purchase are separate legal matters requiring separate fees. A full residential conveyancing service on both sides of a chain transaction typically costs £1,500 to £3,000 combined, including searches, Land Registry fees, and bank transfer charges. Leasehold properties add complexity and cost — typical leasehold conveyancing is 20% to 40% more expensive than freehold.

Stamp Duty and Purchase Taxes

Stamp Duty Land Tax (SDLT) is the most significant single cost in a property purchase for most non-first-time buyers. Current UK rates (2024/25) for a main residence purchase by someone who already owns property:

  • Up to £250,000: 0%
  • £250,001 to £925,000: 5%
  • £925,001 to £1,500,000: 10%
  • Above £1,500,000: 12%

On a £480,000 purchase: £0 on the first £250,000, plus 5% on £230,000 = £11,500. This is a fixed upfront cost that produces no asset — it is a transaction tax paid to the government that must be recovered through appreciation or value improvement before the purchase generates any net return.

The stamp duty cost alone often justifies choosing renovation over moving for moderate improvements in living space — particularly in the £400,000 to £700,000 price range where transaction costs are high relative to what additional space costs to create through extension.

Moving, Storage, and Setup Costs

A professional removal service for a three to four-bedroom house move within reasonable distance costs £800 to £2,500 depending on volume, distance, and the level of service (self-pack versus full-pack). Long-distance moves or properties with difficult access cost more.

Storage is frequently required when there is a gap between selling and buying, or when the new property requires work before moving in. Self-storage for a three-bedroom property's contents runs £150 to £400 per month depending on location and volume. A two-month storage period adds £300 to £800 to the total.

New property setup costs are underestimated because they emerge gradually: curtains and blinds for different-sized windows, new appliances that do not fit the new kitchen configuration, garden tools if moving from a smaller to a larger outdoor space, and the inevitable decorating of at least one or two rooms to the new owner's taste. A realistic figure for setup and initial decoration in a new property is £2,000 to £8,000.

Repairs, Furniture, and Decorating

New properties frequently require immediate remediation: a fresh survey may reveal issues that were not visible at viewing; systems the previous owner maintained adequately may require attention once the new owner takes responsibility; and the property's decoration, however acceptable in abstract, invariably requires at least partial redecoration for the new occupant.

These costs rarely appear in moving budgets because they emerge after the move rather than before it. A £1,500 boiler service, £800 in fresh plastering and painting, and £2,000 in new window treatments add up to costs that were not part of the original moving cost calculation.

Comparing Moving Costs With Renovation

Adding up realistic total moving costs for a mid-market property transaction: estate agent fees (£7,000), stamp duty (£11,500), legal fees (£2,500), survey (£800), mortgage arrangement (£1,000), removal (£1,500), storage (£600), setup and initial repairs (£4,000) = approximately £28,900. This is the minimum financial hurdle the move must clear before producing any net benefit over staying put.
