Roofing Calculator: Estimate Materials Accurately

My roofing estimate research taught me that the contractor's figure and the DIY figure diverge significantly — and understanding why helped me evaluate quotes more clearly.

Roofing isn't a typical DIY project — but understanding how estimates work puts you in a far better position when contractors arrive with quotes. It helps you verify whether numbers are reasonable, understand what drives material costs, and ask the right questions.

The Key Challenge: Pitch Inflates Area

A roof's surface area is always larger than the floor area directly below it — because the roof slopes. The steeper the pitch, the larger the difference. Pitch Factors

  • 15° pitch: × 1.04 | 20°: × 1.06 | 25°: × 1.10
  • 30° pitch: × 1.15 | 35°: × 1.22 | 40°: × 1.31 | 45°: × 1.41

Example: 30° pitch over a 10m × 8m footprint (80 m²): 80 × 1.15 = 92 m² per slope. Symmetrical gable roof: × 2 = 184 m² total.

Tile Quantities

Coverage depends on tile type and batten gauge. Manufacturer data sheets specify tiles per m² (typically 9-16 tiles/m² for standard interlocking tiles; up to 60+ for small plain clay tiles). Always use the manufacturer's figure. Add 10% waste for standard gable roofs; 15% for hip and valley roofs where additional cutting is needed.

Underlay

Breather membrane is sold in rolls (typically 1m wide). Calculate total roof area plus 15% for overlaps. Courses typically overlap by 150mm horizontally.

Ridge and Hip Tiles

Ridge tiles run along the apex. Measure total ridge length and divide by individual tile length (300-450mm) for quantity. Hip tiles are measured along each hip rafter length.

What Drives Cost

  • Tile type: concrete tiles cheapest; handmade clay most expensive
  • Roof complexity: hips, valleys, dormers increase labour and waste significantly
  • Scaffolding: required for all roof work, adds £800-£2,000 to project cost
  • Labour: typically 50-70% of total project cost

How Roof Area is Calculated

Roof area is always larger than the footprint of the building directly below it, because it includes the slope. The relationship between footprint and roof area depends on the pitch angle. A 30-degree pitch produces a roof area approximately 15% larger than the footprint. A 45-degree pitch produces an area approximately 41% larger. For a simple gable roof, the calculation is: length × width (of the building footprint) × pitch factor × 2 (for two sides). Hip roofs are more complex and are usually calculated by a roofer using actual measurements taken on the roof itself rather than estimated from ground level.

Material Quantities

For plain concrete or clay tiles, typical coverage is 60–90 tiles per m² depending on size. Always confirm with the supplier. Flat interlocking tiles cover around 8–15 tiles per m². Slate typically runs at 15–30 slates per m² depending on the lap (the overlap between courses). For any tiled roof, add 10–15% for cuts at ridges, hips, valleys, and verges. Ridge and hip tiles are measured by linear metre of ridge and hip separately. Roofing felt underlayer is sold in rolls and measured by m².

Getting Quotes Right

A roofer's quote should specify materials separately from labour, and should state the brand and specification of tiles, underlayer, and fixings. Ask for confirmation of the m² being covered, the number of tiles quoted, and the ridge length being priced. This makes it straightforward to compare quotes on a like-for-like basis. A quote that does not itemise materials separately is harder to evaluate and easier to pad.

Planning for Access and Waste Disposal

Scaffold hire runs at roughly £800–£2,000 for a standard domestic property for a 2–4 week hire, and is not always included in roofing quotes. Waste skip hire adds a further £250–£400 depending on size and location. These costs are worth confirming before accepting any quote. Some roofers include them as standard; others treat them as extras. The cost difference can significantly affect the real price of what appears to be a competitive quote.
